Topola, where the new golf courses are being constructed is no more than 10 minutes away. Varna and the airport are about 45kms away.

Water and electricity are not close but connection is thought to be quite possible.

This is an affordable speculation. Having investigated the potential more fully, the land could be put into regulation and would then be worth more than the €3 per square metre now being asked. Alternatively just sit on it and see what happens.

The land is unlikely to go down in price!
