ABOUT SunSeaBulgaria ... and how we work
SunSeaBulgaria began in early 2005 shortly after its owner, Paul Moody, realised that he was being ... shall we say ... "taken for a ride" by a certain - and very self-styled - real estate agent in Varna (a very large lady with flaming red hair and a gargantuan appetite!).
After a few enquiries he found that there were no other agents on whom he could totally rely and so he decided to make it on his own. This he was able to do with the help of a good friend, who initially took over the management of his properties as an interim measure. However, it soon became obvious that there were a lot of UK people looking for someone they could really trust and with whom they could have almost 24/365 contact - with the guarantee of an immediate or very quick response. Most Bulgarian agents seem only talk to or answer you when they feel like it - or when they need you to send them money ...immediately!
The way in which we operate is singularly effective. Having assembled a brilliant team of professionals in Bulgaria, Paul is most often to be found in the UK where he can be contacted by clients at all social hours certainly 6 days a week and, should the situation justify it, even on Sundays.
All full management clients are given a Client Service Contract - enforceable in the UK - and the Power of Attorney is given to Paul who then delegates some or all of his powers to his main colleague in Bulgaria. This is because, should anything unforeseen happen, Paul is always able to make relevant and appropriate adjustments to his team without you having to go to the expense of making a fresh power.
The main aim of SunSeaBulgaria is to provide our clients with a really effective and efficient Bulgarian Property Management Service. All too often we are approached by those who have, to their cost, relied on selling agents to provide this service but who do very little of what they promised. There are some "Managing Agents" who claim to give a Property Management service but who, in reality, merely extract a large annual fee for their service, promise the earth and then fail to deliver.

· picked up huge fines for Annual Returns that have not been submitted to the Tax Office
· found that the selling agents or their “tame” lawyer have never registered the buyer’s ownership
· discovered a huge accumulated liability for Property Taxes that have been unpaid for several years
In order not to spread ourselves too thinly and risk diluting the quality of service that we give, we carefully restrict the number of clients that we take on. At the present time (Spring 2009) we have room for only 5 new clients. There are no discounts, no special introductory offers and no other inducements - just good honest service.
